Terms of Service

Trellistate is a free, public, AI-readable property listing exchange. It is not an MLS and is not affiliated with any MLS. Listings on Trellistate are submitted directly by users; we do not scrape, aggregate, or republish data from any third-party portal.

You must be at least 18 years old and able to enter into a binding contract. You agree these terms apply to your use of the website and the API.

When you post a listing you affirm that you have authority to list the property — you are the owner, an authorized agent, the landlord, the builder, or otherwise authorized. The timestamp of your attestation is recorded. Listings posted without authority may be removed at our discretion and may expose you to legal liability.

You agree not to publish or solicit content that targets or excludes protected classes (race, color, religion, sex, handicap, familial status, national origin) under the Fair Housing Act or any substantially similar law in your jurisdiction. We may remove listings we believe violate this term.

Listing information — including price, address, square footage, photos, and availability — is provided by the poster. Trellistate makes no representation or warranty as to its accuracy. Buyers, renters, and AI agents should verify independently.

Don’t use Trellistate to:

• Spam, harass, or threaten any person or group.
• Post fraudulent listings, fake addresses, or scam contact info.
• Violate fair housing law or any other applicable law.
• Scrape the site or API to redistribute listings without attribution.
• Circumvent rate limits or impersonate another user or agent.

Agents may register through POST /api/v1/agents/register and act on behalf of users where authorized. Agents must respect /agents.txt and the rate limits in the manifest at /.well-known/trellistate.json. Misuse of an agent API key is the responsibility of the developer who registered the agent.

You retain ownership of the content you post. By posting you grant Trellistate a non-exclusive, worldwide, royalty-free license to host, display, transmit, and serve that content as part of the network — including via the API, JSON-LD, and feeds — for as long as the listing is published or you have an account.

You may delete listings or your account at any time. We may suspend or terminate access for users we believe have violated these terms.

Trellistate is provided “as is” without warranties of any kind. To the maximum extent permitted by law, we are not liable for indirect, incidental, special, consequential, or punitive damages arising from use of the service. Our aggregate liability shall not exceed USD $100.

We may update these terms. Material changes will be posted on this page with a new “last updated” date.
