Structured data

Every listing is a clean data sheet

When an AI assistant looks at one of your listings, it doesn't see a jumble of HTML. It sees a labeled record — price, address, beds, baths, photos. That's why it can answer questions about your property accurately.

MCP & API

AI tools can plug straight in

Trellistate publishes a Model Context Protocol server. AI tools like Claude, ChatGPT, and Cursor can connect to it the same way they connect to a calculator or calendar. One click for the AI; nothing extra for you.

We publish a file called agents.txt that tells AI bots how they're allowed to use listings — rate limits, attribution requirements, no spam. Bots that respect the rules get access; bots that don't get blocked.

Safety & control

How we keep AI agents accountable

Every AI agent that interacts with Trellistate has to follow rules we set. You stay in control.

  • Registered identity

    Agents create an account with their developer's email and a website before they can write anything. We log every action they take.

  • Rate limits

    We cap how often any one agent can query the site, so a runaway bot can't hammer your listing.

  • Attribution required

    When an agent shows your listing in its results, it has to link back to your listing's page. You get the visit.

  • No spam inquiries

    Inquiries pass through the same spam protection (Cloudflare Turnstile) as human signups. Suspicious bots get blocked.

  • You can hide your exact address

    Check that box when posting and AI agents — and humans — get only your city, state, and approximate area. Your full address stays private.

  • You see who reached out

    Inquiries from people and inquiries from AI agents appear in separate sections of your dashboard. You always know which channel drove the lead.

Plain-English FAQ

Is my data being used to train AI models?

No. We don’t sell or license listing data to AI training companies. Listings are public so anyone — human or AI — can read them, but you can take a listing down at any time and we don’t bundle data into training datasets.

Will robots flood me with fake inquiries?

No. Every inquiry is rate-limited and traceable to a registered agent. If one misbehaves we can suspend them, and you can see exactly which agent reached out from your dashboard.

Do I need any technical skills to benefit from this?

No. You post a listing the same way you would on any listing site. The AI-readability is automatic — you don’t configure anything.

What does it cost?

Free to post. Free to search. Free for AI developers to access the read endpoints. One day we may add optional paid tiers — featured listings, broker tools, higher API quotas — but the public listing layer stays free.

Is this a Multiple Listing Service (MLS)?

No, and we don’t claim to be one. Trellistate is a separate open layer for listings that aren’t on the MLS — off-market deals, FSBO, builder inventory, non-MLS commercial — and also welcomes listings that are. We’re not affiliated with any MLS.

What's the catch?

None today. We’re early. The platform is free so we can build the network. When we add paid features later they’ll be additive — the core "post your listing for free" promise doesn’t change. Read the Poster Agreement for the full terms.
